Small Roof Issues Become Big Expenses If You Wait

What Michael checks

Inside the 360 View Roof Assessment

Your visit isn’t a quick glance from the driveway. Michael climbs the roof, inspects problem areas others miss, and documents everything with photos you can keep.

  • Shingles & Surface: We look for missing, lifted, cracked, or curling shingles that indicate storm damage or age.

  • Flashing & Penetrations: We check the "high-risk" areas around chimneys, vents, stacks, and skylights where leaks usually start.

  • Valleys & Transitions: These critical meeting points on your roof are the most common failure spots; we ensure they are properly sealed.

  • Gutters & Edges: We check for clogs, sagging, or improper slopes that can cause water to back up under your shingles.

  • Attic & Ventilation: Proper airflow is the secret to a long roof life. We check for moisture signs and heat build-up.

  • Storm & Hail Damage: We identify the specific evidence that insurance adjusters look for to help you decide if a claim is necessary.

At the end, you’ll see clear photos, understand any risks, and know exactly what’s urgent and what can wait.

What homeowners receive

  • Digital Photo Report: You get a copy of every photo Michael takes so you see exactly what he sees.

  • 360° Health Checklist: A clear, written summary of your roof's current condition.

  • Straightforward Options: We’ll tell you if it’s a simple repair, something to monitor, or a replacement—with no pressure either way.

  • Insurance Guidance: Honest advice on whether the damage we found is likely to be covered by your policy.

Meet your inspector

Hi, I’m Michael Leary. I treat your roof like it’s protecting my own family.

I started M&D Roofing and Construction after a storm badly damaged my parents’ home—and the contractor they called tried to sell them a full replacement they didn't actually need.

Since 2018, I’ve been helping DFW homeowners get straight answers and smart repairs instead of scare tactics. When I visit, my goal is simple: make sure you understand exactly what your roof needs and what it doesn't so you can make a confident decision.

  • Full Service General contractor

  • The "Tall Roofer" Advantage: I personally perform every 360° assessment

  • Manufacturer Certified: Trained by GAF, Owens Corning, and CertainTeed.

  • Insurance Specialist: Respected by local agents for thorough, honest documentation.

When I visit, my goal is simple: make sure you understand exactly what your roof needs – and what it doesn’t – so you can make a confident decision.

Questions before you book?

360 View Roof assessment FAQs

If you don’t see your question here, you can reply to your confirmation email and Michael will answer personally.

How long does the 360 roof assessment take?

Most visits take about 35–45 minutes. Larger homes or complex roofs can take a bit longer. Michael will always walk you through what he found before he leaves so you’re not left guessing.

Do I need to be home during the appointment?

It’s best if at least one homeowner is present so Michael can review photos and recommendations with you in person. If that’s not possible, he can still complete the assessment and send a full photo report by email.

Will you try to sell me a new roof?

No. The goal of this visit is to document the actual condition of your roof and show you clear options. Many homeowners only need small repairs or monitoring. If a replacement is truly needed, Michael will explain why and show you the photos so you can make an informed choice.

What if the weather is bad on my appointment day?

Safety comes first. If weather makes it unsafe to be on the roof, Michael will contact you to reschedule to the next available time that works for you. There’s no fee for rescheduling due to weather.

Is there any cost or obligation for the assessment?

Your inspection request locks in a no‑pressure assessment. If any fee applies in your area, it will be clearly shown on the booking form you just submitted. You’ll only move forward with repairs or replacement if you choose to.

Stop Guessing About Your Roof’s Health

In less than 45 minutes, you'll go from worrying about the next storm' to having a documented 360° plan. No surprises, no hidden leaks, just total clarity.

No-pressure visit. Clear photos. Straight answers. That’s Michael’s promise.
